5. What if I can’t pay my annual dues on time? Please contact a board member as soon as
possible if you are having difficulties. However, you will not be issued a key for the
amenities until your dues are paid in full.

7. I want to build a house in Marsh Harbour or perform home renovations– what to do?
Familiarize yourself with Marsh Harbour’s covenants, Architectural Review's guidelines &
violations fines, and Builder Agreement. You must have your project plan approved by the
ARC and the Builder agreement signed and return to the ARC before beginning any work on
8. Can I add a fence, storage building, patio, sunroom, etc. to my property?
Any changes or additions to a yard (front and back) or outside of a home must receive
written approval from the Architectural Review Committee. This includes, but is not limited
to, porches, decks, patios, fences, driveways, re-roofing and storage buildings. Failure to

10. Why do I have to pay my dues if I am selling my house? Any dues not paid will accrue a late
fee. When you sell your house, the attorney will prorate your dues and provide you with an
account of how the funds are credited as part of the real estate closing process.
11. I’m a real estate agent or real estate closing processor and I need a statement for a
a statement of dues owed on a property. Please include the lot number and the closing
date with each request.
12. I lost my dock and pool key – how do I obtain a new key? Please contact the board for a
replacement key and a $25.00 fee per key replaced must be paid before you can receive
your replacement key.
13. I’m a contractor and want to work for Marsh Harbour HOA – What do you require?
All contractors working for the HOA are required to carry general liability insurance,
worker’s compensation (if applicable by law) and as mandated by the IRS, should expect to
receive a 1099 for services over $600.00.
14. Where can I park when I am using the community dock or community pool?
The covenants plainly state there is no parking at any of the community common areas.
Please leave your cars, trucks and boat trailers on your own lots.
